Godrej Properties Acquires 5-Acre Land in Hyderabad for 4,150-Crore Premium Housing Project

Godrej Properties Limited (GPL) has strengthened its growth trajectory in Hyderabad’s booming real estate market with the acquisition of a 5-acre prime land parcel in Neopolis, Kokapet—a locality emerging as one of the city’s most premium residential zones. Secured through an e-auction conducted by the Hyderabad Metropolitan Development Authority (HMDA), this strategically positioned plot will be developed into a high-end residential project. With an estimated revenue potential of ₹4,150 crore and a planned saleable area of 2.5 million sq. ft., the project is expected to become one of the most anticipated Godrej Prelaunch Projects in the region.

Located in the rapidly expanding Neopolis cluster, Godrej Neopolis Kokapet enjoys proximity to major economic centres such as HITEC City and the Financial District. This micro-market has quickly risen in demand due to its exceptional connectivity, access to international schools, healthcare facilities, tech campuses, and modern retail options. The region’s upscale urban development has made it a preferred choice for luxury homebuyers seeking premium lifestyles and future-ready infrastructure. Godrej Properties emerged as the highest bidder, as confirmed by the MSTC Ltd. e-tendering portal, with the official allotment letter expected following completion of regulatory formalities.

This acquisition aligns seamlessly with Godrej Properties’ broader strategy to deepen its presence in Hyderabad. Earlier in August 2025, the company secured another 7.825-acre land parcel in Kukatpally, further expanding its development pipeline. Recent project launches—including Godrej Madison Avenue in Kokapet and Godrej Regal Pavilion in Rajendra Nagar—highlight GPL’s consistent effort to establish a strong, diversified portfolio across Hyderabad’s fastest-growing corridors.

Hyderabad has rapidly evolved into one of GPL’s strongest-performing markets, recording over ₹2,600 crore in sales in calendar year 2025. The company reported a 13% rise in sales bookings, increasing from ₹13,835 crore to ₹15,587 crore in just the first six months of the current financial year. These numbers reflect both the depth of homebuyer demand in Hyderabad and Godrej Properties’ ability to capture opportunities in high-growth locations.
